Infrared technology is changing home inspections dramatically and protecting homeowners – or soon to be homeowners – from costly issues. Infrared technology is used to scan a home & see the various temperatures that occur within the home.
A thermal camera is used to capture temperature images of a home’s surfaces, which is otherwise invisible to the naked eye. Thermal scans are a non-disruptive method of scanning a surface to find potential problems like heat escaping through cracks & crevices, frigid incoming air, or moisture that may be leaking inside.
The temperatures captured by the camera are measured and calculated. The results give the homeowners or buyers a clear picture of the home and how that relates to its condition or overall efficiency.
We use thermal imaging technology to give our clients a thorough service with there home inspection! Even our trusty little buddy Charlie likes to pose for the camera.
What is a home inspection?
A home inspection is an objective visual examination of the physical structure and systems of a house, from the roof to the foundation. Home inspections are designed to protect the buyer, by revealing problems they might not have noticed otherwise.
How much does a home inspection cost?
The cost will vary based on the square footage of the home, the age of the home, and the location of the home. Reach out to us for a quote today!
How long does a home inspection take?
Home inspections generally take 2 to 4 hours to complete. The duration of a home inspection depends on many factors such as the size of the home, the condition of the home, and the ability to access certain areas of the home (roof, crawl space, attic, etc.).
Can I attend the inspection?
We absolutely encourage your presence during the inspection! At Blue Guardian Home Inspections, we believe your involvement enhances the entire process. The more you share about your new home, the better we can tailor our inspection to your needs. There might be details you find important that we might not have considered significant enough for the report – but if it matters to you, it matters to us. Your insights and preferences are valuable, and we want to ensure every aspect of your home is thoroughly discussed. Simply put, if it’s important to you, it’s crucial to us. Your active participation is key to a comprehensive and personalized inspection experience.
How many inspections does your inspector schedule a day?
At Blue Guardian Home Inspections, our unwavering commitment to excellence is reflected in our scheduling policy. We prioritize quality over quantity, ensuring that our inspectors perform a maximum of one, and only on rare occasions, two inspections per day. This deliberate approach allows us to dedicate the necessary time for a thorough assessment, employing specialized equipment to ensure comprehensive results. On average, we invest approximately three hours in a house inspection. Post-inspection, our inspectors commit additional time to meticulously document findings in the report. We firmly believe that our meticulous approach serves as an investment in your peace of mind, assuring that no crucial aspect of your property goes unnoticed.
How many reviews does your inspector have? Star rating?
At Blue Guardian Home Inspections, we take pride in our reviews. What sets us apart is our unique commitment: before the inspection even begins, our goal is clear – to impress you. Our process is not just thorough and accurate but conducted with the utmost professionalism. Our primary aim is for you to feel so satisfied with our service that you’re compelled to share your experience through a review. We understand the vulnerability in inviting feedback, and we ask that you accompany your review with a photo. This ensures our reviews are authentic, a genuine reflection of the quality we deliver.
What if the inspection report reveals problems?
It is important to note that no house is perfect. At the end of the home inspection process, we will provide a detailed report that describes the physical condition of the property, with images and videos highlighting what may need repair or replacement. The information provided is to allow a potential buyer to make an informed decision about moving forward with the transaction. It is not pass or fail.
Does your inspector walk on roofs?
At Blue Guardian Home Inspections, we believe in going above and beyond for our clients. While our preference is always to walk on the roof during inspections, safety is our top priority. Factors such as height, slope, and adverse weather conditions can sometimes limit this option. In such cases, we leverage our expertise and technology. Our team, certified with a Remote Pilot Certificate Part 107 from the FAA, operates a drone equipped with a 4K camera. This allows us to capture high-resolution images from different angles, ensuring a thorough assessment of the roof. Our commitment is unwavering – whether on foot or through the lens of advanced technology, we will do whatever it takes to provide you with the most detailed inspection possible.
Does your inspector use a thermal imager?
At Blue Guardian Home Inspections, we integrate cutting-edge technology into our inspections to ensure a comprehensive assessment. In Chicago, our inspectors employ FLIR thermal imaging cameras as a standard practice during every inspection. This advanced technology goes beyond the visible surface, allowing us to detect issues that might otherwise remain hidden. Thermal imaging enables us to identify variations in temperature, revealing potential problems such as water leaks, electrical issues, or insulation deficiencies.
When it comes to water intrusion, our thermal imaging tools play a crucial role. If water is entering the building during the inspection, these cameras empower us to swiftly locate the source. By capturing thermal patterns, we can pinpoint areas of concern and verify them with a moisture meter, providing you with a detailed and accurate assessment of the property’s condition. Our commitment to utilizing the latest tools ensures that nothing goes unnoticed, offering you the peace of mind that comes with a thorough and technologically advanced inspection.
