At Blue Guardian Home Inspections, we welcome you to be present for the entire inspection process. Your participation is not only welcome but strongly encouraged! By accompanying our home inspector, you’ll gain valuable insights into the condition and maintenance requirements of your future home. However, for safety reasons, we cannot allow you to use our ladder to access the roof or attic spaces.
The duration of a typical home inspection depends on the size and condition of the property, with most inspections taking around 2–3 hours. If you have questions, we’re happy to take additional time to address them—we truly enjoy helping our clients learn more about their homes!
For first-time homebuyers, our inspections provide an excellent opportunity to learn about homeownership. For experienced buyers, we focus on uncovering significant issues and sharing valuable insights into building science. Throughout the process, we document everything with digital photos, which are included in a detailed, comprehensive report.
At the end of the inspection, we’ll review the overall condition of the home and its systems with you and your agent. We’ll highlight any major issues that need immediate attention and identify areas to monitor for future maintenance. All of this information will be compiled in an easy-to-read Spectora report, delivered in both HTML and PDF formats. The report includes detailed notes and images for reference, making it simple to review everything we discussed.
