At Blue Guardian Home Inspections, we encourage you to be present for the entire inspection process. Your active involvement isn’t just welcomed—it’s highly encouraged! By accompanying our inspector, you’ll gain valuable knowledge about your potential home’s condition and maintenance needs. That said, there are a few exceptions. For safety reasons, we cannot allow clients to use our ladder to access the roof or attic spaces.
A typical home inspection lasts about 2–3 hours, depending on the home’s size and condition. However, we’re happy to take extra time to answer your questions—nothing makes us happier than curious clients who want to learn more!
For first-time homebuyers, our inspections provide an excellent educational experience. For seasoned buyers, we focus on identifying significant issues and sharing insights into building science. Throughout the process, we document findings with digital photos, which are included in a comprehensive report.
After completing the walkthrough, we’ll discuss the overall condition of the home and its systems with you and your agent. We’ll highlight any major issues requiring immediate attention and point out areas to monitor for deferred maintenance. All of this information will be compiled into an easy-to-read Spectora report, delivered in both HTML and PDF formats. The report includes detailed notes and images, providing a clear and thorough summary of everything we covered.
